Todays snapshot of the residential real estate market in the Chamblee High School District is consistent with trends I have been seeing throughout the metro area. 

For starters, sales volume is down, down, down.  



In the last quarter there were 114 sales.  That's a significant decrease (53%!) from the blistering pace in 2021 when there were 240 sales in the same period, however, it's less of a steep drop compared to the period a year ago when there were 187 sales (39% difference).   

What about price trends?  Each point on this graph represents the median in the area for the 12 months prior to the noted date.  Prices are still up significantly year over year.   



This graph shows the median price trends on a quarterly basis.  Those are down in two of the most recent three quarters.  



Another figure to note is the current level of supply, which is 2.3 months.  That's still approaching a shortage, so inventory is still tight!  

What does it all mean?  The crazy market of the last few years is definitely behind us now, but vestiges still remain, particularly a tight supply of homes for sale.  That being the case, good houses are still selling fast and many times bringing in multiple offers. 

This is a snapshot of the Chamblee area, but these figures are generally consistent with what I am seeing throughout the area I service (Dekalb, Cobb, Fulton and Gwinnett Counties).
